Property Administrator Required Urgently, Ballitoville, North Coast. A reputable company is urgently seeking a Property Administrator to join its dynamic.
Duties & Responsibilities): Lease agreements - Working with the legal department, agents, and other professionals in the preparation and finalization of all Lease. Ensuring that there are renewed. Rentals - To manage all administration related to letting/leasing/renting of all property, Invoicing - Ensure that invoicing is done for all properties monthly.
Repairs & Maintenance Schedules - Management of all properties including organizing day-to-day repairs, maintenance, or security, negotiating leases and contracts.
Payments - Monitor contractors’ invoices versus a set budget. Prepare requisitions. Utilities - Ensure that all utilities for all properties are monitored and paid timeously. Income & Expenditure - Ensure that all income and expenses and capital expenditure are managed, recorded, and reported against set budgets.
Property Access - To ensure that access is afforded to all properties as required for reading of public utility meters, inspections, statutory authorities, and insurance company representatives as required. Sales & Marketing -Market all vacant properties. In the event of a purchase/sale, to manage the complete process including all administration.
Compliance: Ensure and Enforce Compliance in line with Property Management requirements. Administration - Maintain all records of the company properties. Meetings - To attend regular meetings as directed by management.
Skills Required: Good communications skills (verbal & written). Proven administrative and organizational skills. Confidence (liaising with various clients/stakeholders). Ability to plan and manage priorities. Ability to respond quickly, effectively, and flexibly. Able to work on own initiative. Ability to give and take direction and to interface with decision-makers in a professional manner and maintain confidential information. Proven record of providing excellent internal and external customer service.
Experience & Additional Requirements: +5 years working experience in Property Management(or relevant qualification)
Qualification in Property Management/ Office Management. Drivers Licence. Willing to travel. Available immediately. Traceable References/companies.
