Acting as Senior Property Manager, this opportunity will allow you to play an integral part in our successful and enthusiastic Property Management team. No trust accounting.
Your key duties will include (but are not limited to): Oversee compliance with company policies and procedures as well as relevant legislation. Identify challenges, be solution-focused and share best practice. Check and approve tenant applications. Prepare and place advertisements for available rental properties. Manage rental enquiries and show available properties. Maintain regular communication with current landlords and tenants. Process tenancy agreements and bond payments/refunds. Manage market reviews, tenancy renewals and rent increases. Conduct periodic and ongoing/outgoing inspections. Organize repairs/maintenance, insurance claims & approve creditor invoices. Resolve disputes when and if required, tribunal representation. Payment and arrears management. Achieve and report to management on set Key Performance Indicators. Attend all internal training and meetings to remain knowledgeable about real estate markets and best practices. Tidy portfolio of 140 properties with an assistant Manager to support operations. Monday to Friday—no Saturday work. $85,000-$100% package pending experience.
To be successful in this highly critical role, you will ideally demonstrate: Experience in residential Property management is essential. Knowledge of relevant legislation and general property management. Current industry standard licence certification. Current drivers licence and reliable own vehicle. Computer literate with a strong desire to utilise all aspects of available software and experience in real estate programs. Highly organised with excellent time management skills. Excellent dispute resolution and negotiation skills. Strong written and verbal communication skills. Able to demonstrate initiative and be proactive. Desire to continue to learn and improve.
